Terms and Conditions of the NeighborhoodScout® Find a House Program

When you use the NeighborhoodScout® Find a House Program, it is with an understanding of the terms and conditions below. If you cannot accept the terms and conditions, you are not authorized to use the Find a House Program. When you register with the NeighborhoodScout Find a House Program, you are deemed to have read, understood and agreed to these terms and conditions.

The NeighborhoodScout Find a House Program is free to you, the client. When you complete a transaction with the local agent or broker with whom we match you, we send you a Cash Award for using the NeighborhoodScout Find a House Program, subject to the laws of the state where the real estate is located.

The NeighborhoodScout Find a House Program is a service of Location, Inc., which is a licensed real estate brokerage. You understand and agree that Location, Inc. (the owner of NeighborhoodScout) is merely assisting you in locating a real estate broker to act on your behalf in the purchase or sale of real estate. Location, Inc. does not represent the broker, nor does Location, Inc. make any representations as to the skills or abilities of any particular real estate broker or agent. You must make those evaluations yourself. Location, Inc., its shareholders, investors, directors, officers, employees, successors, partners and assignees, will have no liability for any losses you may incur as a result of you choosing to do business with any real estate broker, agent, or professional, or any mortgage provider, through the NeighborhoodScout Find a House Program.

When you apply to participate in the Find a House Program, a NeighborhoodScout relocation counselor will personally contact you to match you with a real estate agent.

The cash award portion of the Find a House Program is based on details of the transaction and is subject to change based on the actual transaction values. Estimated cash award values in the cash award calculator are based on a 6% real estate commission evenly split between the buying and listing broker. If the actual commission split and/or fees from the agent are different, the cash award will reflect a similar adjustment. Use the cash award calculator accessible from the "Frequently Asked Questions" link on www.neighborhoodscout.com/real-estate/realtors/ to find out your approximate cash award.

In order to be eligible to receive a cash award through the NeighborhoodScout Find a House Program you must buy or sell a property for at least $100,000 or more. If you both buy and sell property using agents to whom you have been matched through the NeighborhoodScout Find a House Program, you may receive a check for each transaction. Each transaction is considered separately, and each transaction is subject to the laws of the state where the real estate is located.

If you are eligible to receive a cash award through the NeighborhoodScout Find a House Program, you will receive your cash award check(s) in the mail after buying and/or selling real estate with an agent who has been matched to you by a NeighborhoodScout Relocation counselor and your agent has fulfilled their contractual obligations to Location, Inc. To receive your cash award after you close a real estate transaction with the agent matched to you by your NeighborhoodScout Relocation Counselor, mail us within 30 days the HUD-1 statement from your transaction along with your SIGNED Cash Voucher that NeighborhoodScout provided you, your correct mailing address, and your real estate agent's full name. Upon receipt, NeighborhoodScout will process and mail your check(s) to you within 6-8 weeks. To receive our personal service and the cash award, you must use an agent from the NeighborhoodScout network to whom you have been connected by a NeighborhoodScout relocation counselor.

You can change to a NeighborhoodScout Network agent as long as you have not signed a legal agreement with your current agent. If you have already signed a legal agreement to work with an agent, you will not be able to use the NeighborhoodScout Find a House Program.

If you wish to use a real estate agent that you know and you have their name and phone number, we can check to see if they belong to the NeighborhoodScout Network. However, if you have already met with this agent regarding your upcoming real estate transaction, our service is not available to you.

Certain states require that your Cash Award be given as a full credit at closing, and other states do not permit the payment of cash incentives in real estate transactions. Your transaction will be subject to the laws of the state where the real estate is located. AL, OR, and TN require that you receive the Cash Award as a credit at closing or similar arrangement, rather than as a cash payment after closing. Your assigned agent or broker will guide you on how to receive your full credit at closing. AK, IA, KS, LA, MO, MS and OK do not allow us to provide you with the cash award portion of this offer. Nonetheless, you are welcome to participate in the NeighborhoodScout Find a House Program without the cash award, and get the free professional service, including a dedicated personal counselor and be connected with a real estate agent in your chosen area to help you buy and/or sell real estate.
