South Bethany is a tiny coastal town (i.e. on the ocean, a bay, or inlet) located in the state of Delaware. With a population of 485 people and just one neighborhood, South Bethany is the 38th largest community in Delaware.
Real Estate Prices
South Bethany home prices are not only among the most expensive in Delaware, but South Bethany real estate also consistently ranks among the most expensive in America.
Occupations and Workforce
South Bethany is a decidedly white-collar town, with fully 98.46% of the workforce employed in white-collar jobs, well above the national average. Overall, South Bethany is a town of professionals, managers and sales and office workers. There are especially a lot of people living in South Bethany who work in teaching (19.23%), sales jobs (14.62%) and management occupations (13.08%).
Of important note, South Bethany is also a town of artists. South Bethany has more artists, designers and people working in media than 90% of the communities in America. This concentration of artists helps shape South Bethany’s character.
Also of interest is that South Bethany has more people living here who work in computers and math than 95% of the places in the US.
One interesting thing about the economy is that relatively large numbers of people worked from their home: 25.00% of the workforce. While this number may seem small overall, as a fraction of the total workforce this is high compared to the rest of the county. These workers are often telecommuters who work in knowledge-based, white-collar professions. For example, Silicon Valley has large numbers of people who telecommute. Other at-home workers may be self-employed people who operate small businesses out of their homes.
Setting & Lifestyle
Another notable thing is that South Bethany is a major vacation destination. Much of the town’s population is seasonal: many people own second homes and only live there part-time, during the vacation season. The effect on the local economy is that many of the businesses are dependent on tourist dollars, and may operate only during the high season. As the vacation season ends, South Bethany’s population drops significantly, such that year-round residents will notice that the city is a much quieter place to live.
In addition, South Bethany is home to many people who could be described as "urban sophisticates", which are people who are not only wealthy and employed in professional occupations, but highly educated to boot. Urban sophisticates have urbane tastes - whether they reside in a big or small city, a suburb, or a little town. Urban sophisticates support bookstores, quality clothing stores, enjoy luxury travel, and in big cities, they are truly the patrons of the arts, attending and supporting institutions such as opera, symphony, ballet, and theatre.
South Bethany is a good choice for families with children because of several factors. Many other families with children live here, making it a place where both parents and children are more likely to develop social ties with other families. The town’s good public school district and large population of college-educated adults provide an environment conducive to academic success. Many people own their own single-family homes, providing areas for children to play and stability in the community. Finally, South Bethany’s overall crime rate is lower than average for the country.
The town is relatively quiet, having a combination of lower population density and few of those groups of people who have a tendency to be noisy. For example, South Bethany has relatively fewer families with younger children, and/or college students. Combined, this makes South Bethany a pretty quiet place to live overall. If you like quiet, you will probably enjoy it here.
One of the nice things about South Bethany is that it is nautical, which means that parts of it are somewhat historic and touch the ocean or tidal bodies of water, such as inlets and bays. Because of this, visitors and locals will often go to these areas to take in the scenery or to enjoy waterfront activities.
