San Diego real estate is located in the extreme southwestern corner of California, which is also the southwestern corner of the continental United States. The city is the second largest in California and the seventh largest in the United States. San Diego is noted for its temperate climate, many beaches, and the beautiful, expansive Coronado Bay. It is also the home of many U.S. military facilities, including U.S. Navy ports, Marine Corps bases, and Coast Guard stations.
According to the Census Bureau, San Diego real estate has a total area of 963.6 km2 (372.0 mi2). 840.0 km2 (324.3 mi2) of it is land and 123.5 km2 (47.7 mi2) of it is water. Due to the annexation of many suburbs into its city limits, the city's borders are very irregularly shaped. In addition, the numerous canyons that run through the city create natural boundaries and obstacles to development.
Since World War II, the military has played a leading role in the local economy. Following the end of the Cold War, however, the military presence has diminished considerably. San Diego has since become a center of the emerging tech industry in California. San Diego is a major tourist destination, attracting visitors from all over the world. Among the many attractions are its beaches, climate, and deserts. It also attracts many students to the excellent universities. There are six universities, two law schools and a college all within the city limits of San Diego, the primary research institution being the University of California at San Diego.*
